Organising repairs

You can organise maintenance by contacting Housing SA maintenance on phone 131 288 between 7am and 7pm.

Emergency repairs - eg gas leaks, can be reported to 131 288 at any time.

Your call can be dealt with quickly if have the following information ready:
  • your address, name and phone number
  • your customer number
  • details about the type and location of the repairs
  • a time when you will be at home to let a contractor in to your property.

How long repairs take

Housing SA will assess your request to determine how urgent repairs are.

Urgent repairs

Urgent repairs are a top priority and are carried out within 24 hours. Urgent repairs can include:

  • damage caused by a disaster - eg storm damage, fallen trees, major flooding
  • major roof leaks
  • burst water pipes
  • a gas leak inside your home
  • fire damage
  • any damage that makes your home unsafe.

If you report any damage as urgent you must be home to give the contractor access to your property. If you are not at home you will be charged a call-out fee and the request for repairs will be cancelled.

Non urgent repairs

If the damage isn't assessed as urgent it may need to be inspected by Housing SA to determine if the work will be carried out. Non-urgent repairs will be carried out within 14 days but others may need to be completed later. Non urgent repairs can include:

  • tiling
  • wall cracking
  • concreting
  • fencing
  • replacing kitchen fixtures

Doing your own repairs

You are responsible for your own safety when working around the house. Do not attempt a task if it may be dangerous.

Contact Housing SA maintenance first if you think you can carry out some maintenance or repair work yourself. They will tell you of any standards that need to be met before you get started. You should also contact your local council to check if there are any regulations that need to be considered.

You must get Housing SA approval if you want to make any alterations, additions or improvements to your property.

Your responsibilities as a tenant

Tenants are responsible for:
  • keeping the property and surrounding areas clean and tidy
  • making sure no intentional damage is done to the property
  • reporting maintenance by contacting Housing SA maintenance as soon as possible
  • keeping the property free from fire and health hazards
  • maintaining the garden, yard and common areas.
